If you sell a property, the electrical inspection on sale almost always comes up. For most properties with an older installation, an inspection report must be available on sale, so that the buyer knows what condition the electrical installation is in. That report forms part of the sales file.
The inspection for the sale of a property is carried out by a recognised inspection body, not by us. We take care of the step before and after: checking your installation, preparing it for the inspection and, if the report is not favourable, carrying out the necessary repairs.
The mandatory inspection at sale protects the buyer: they receive an objective picture of the installation. The report shows whether the installation complies with the AREI and, if not, which infringements there are. The sale can proceed with a non-compliant report, but the obligation to remedy then usually passes to the buyer within a fixed period.
As a seller, you are in a stronger position with an installation that is already in order. A favourable report removes uncertainty for the buyer and prevents discussion during the negotiation.
If your installation fails inspection, the inspection report lists the infringements identified. These can range from missing or inadequate earthing to a lack of residual current protection, outdated cabling or an incomplete diagram. Based on that report, we resolve the points listed.
After the repair, a re-inspection follows by the same body, which checks whether the infringements have actually been resolved. A legally defined period applies to the repair deadline after a failed inspection; make sure you are correctly informed about this by your notary or the inspection body, because that deadline is linked to the time of sale.
We come by, go through the inspection report point by point and determine exactly what needs to be done. After that you get a clear quote. We carry out the repairs ourselves and make sure your installation is ready for the re-inspection, so that your sale file is completed on time.
Let us check your installation or go through the inspection report. We remedy what is needed and get everything ready for the re-inspection. Request your quote with no obligation.
